Responsibilities: What you'll be challenged to do: TranSystems has an immediate opening for an a Leasing Agent.
The Leasing Agent fills an in-house client real estate position to implement agency processes and procedures related to the management of port assets and tenant agreements.
The Leasing Agent will conduct lease negotiations, oversee properties, handle acquisitions/dispositions, enforce compliance, and support leadership and stakeholders.
Day-to-day supervision and training will be directed by the agency with oversight from TranSystems management.
This is a Remote position out of the Long Beach area.
Essential Responsibilities Include but are Not Limited to: Maintains complete and accurate casefiles documentation and journal entries, pursuant to TranSystems and project-specific requirements.
Works at client site Monday through Wednesday, remote Thursday, and Friday.
Represents TranSystems to the client.
Essential Client Specific Functions Include but are Not Limited to: Oversee the Port's real estate assets including negotiation and administration of agreements and contracts.
Conduct sophisticated commercial lease negotiations and benchmark market rates for compensation.
Evaluate financial qualifications of tenants.
Prepare and present summaries to the Board of Harbor Commissioners on real estate actions requiring approval.
Administer lease agreements through coordination with legal counsel and partners.
Enforce compliance and resolve tenant issues.
Analyze financials and model opportunities and constraints for development scenarios on Port land.
Support stakeholders during projects.
Maintain real estate inventory database with details on users, agreements, and property status.
Assist leadership in stakeholder meetings and responding to inquiries with quality research and solutions.
Provide administrative and clerical support such as document management, data entry, and proofreading.
Research, develop, manage, and monitor activities of assigned leasehold properties and other real estate projects.
Participate in developing procedures, guidelines, plans, goals and objectives for real estate programs and ensure compliance.
Interact with tenants, developers, contractors, consultants, and officials from other jurisdictions.
Respond to real estate inquiries.
Acquire land and property for the Port through negotiations or eminent domain.
Negotiate sale/transfer of assets.
Draft real estate documents and establish/maintain property inventory databases.
Perform other duties to support real estate activities as requested.
Qualifications: What you bring to our firm: Bachelor's Degree in Business Administration, Finance, Real Estate, Public Administration or a closely related field.
Experience offering specific and substantial preparation for the duties of the position may be substituted for the required education on a year-for-year basis.
A valid California Real Estate License.
Minimum of five years of professional experience involving real estate asset management, real estate development or appraisal/acquisition/leasing of commercial/industrial property in a public agency or corporate environment.
Governmental or public sector experience is plus.
Right of Way acquisition and relocation experience is plus.
Skills and Knowledge: Extensive knowledge of real estate principles, practices, and market conditions.
Knowledge of applicable real estate laws, regulations, and compliance standards.
Familiarity with real estate documentation like leases, contracts, and acquisition agreements.
Excellent negotiation skills and business acumen.
Strong analytical abilities to evaluate opportunities and risks.
Attention to detail with highly accurate documentation skills.
Ability to interpret and apply complex regulations.
Strong written and verbal communication abilities Proficient with real estate technology systems and tools.

For individuals assigned and/or hired to work in California, Colorado, or NY City, TranSystems is required by law to include a reasonable estimate of the compensation range for this role.
This compensation range is specific to the State of California and takes into account the wide range of factors that are considered in making compensation decisions including but not limited to skill sets; experience and training; internal peer equity; licensure and certifications; and other business and organizational needs.
The disclosed range estimate has not been adjusted for the applicable geographic differential associated with the location at which the position may be filled.
At TranSystems, it is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case.
A reasonable estimate of the current range is $66,000 - $75,000 annually.
